No one likes being tricked.
No one likes being shopped...by someone with no intention of buying.
But, when a potential client is testing your level of patience, and you pass with flying colors.. you are being the professional that stands the test of time.
Six months ago... a woman dropped in to my office no appointment, just a cold walk-in. She asked me to look up some listings, changed her criteria a few times...and asked me to print out a half dozen sheets to take with her.
This is par for the course, and holding hands often leads to future business. For the past 31 years I have seen it all...but this was a new one.
Fast forward to yesterday... "Do you remember me?"...she said. Sure I have a great memory for faces, names and dates... She smiled and admitted her first visit was a ruse.
You see, she has had her home on the market before...and her past agents were impatient with her. They poo-pooed her request, and suggested they knew more than she did when it came to selling a home.
...While that may be true - that arrogance, lack of interest, and disregard for the seller's wishes...made it impossible for "my new client" to work with agents looking for a quick commission at the detriment of their client. We spoke of fiduciary duty, and quickly decided on a marketing strategy...together!!
And now we are ready to have a two way discussion...which I'm confident will lead to a sale...at terms acceptable to the client...my client.
