Here's one that comes up a fair amount. When the sellers have done a great job of decorating their home, but the sale is for the real estate only - there are two things that frequently happen. #1) the Buyer says how much would they want for the furniture & #2) the seller waits until the deal is done and says we have no place for the furniture would your buyers like to buy it?
I have no issue with #2, this deal implies if the buyer wants it they will settle up after the sale, or bring a check to closing (good for everyone). But in the first case we have had the stuff thrown into the deal and the negotiations stalled over what was to stay and what wasn't. Plus the worse case scenario is when they agree to a package price then the home doesn't appraise.
Aside from a separate inventory being signed as an addendum, does any one have a better way to handle the furnished sale?
