As a real estate professional for the past 30 years, I don't know how many times I have heard buyers say they are waiting for a better deal. Or these prices are going to come down some-more...how about we haven't hit bottom yet? Well - Location Trumps general market conditions...always and always will. SOLD: Trail side home site Listed at $435,000 - Closed at $400,000 - January 2014. Phase one home sites (64 closed sales in 2006-07) averaged $450,000...so yes there has been some minor discounting - but not - the half price deals some people "wait" for.
PENDING: One of the Smaller homes, on a smalled lot, further from a ski back trail - means the new owner will have to walk a few hundred feet from a ski trail to get home at days end...but this $800,000 home went under contract in less than a month. Not "Desperate".

So far so Good! - But what is next? New Lifts, additional trails and a ski school learning center are all in the works for the continued expansion of Loon's South Mountain slopes.
The reality is the best opportunities are the ones listed right now (as re-sales) the developer will offer new sites as the expansion gets under way, but these resales are going to look like a bargain in a few years...Waiting for the bottom? Ride the lift to the top and ski down...you are now at the bottom...and it doesn't get better than that.
