Slope side at Loon mt - February Real Estate update.

As a real estate professional for the past 30 years, I don't know how many times I have heard buyers say they are waiting for a better deal. Or these prices are going to come down about we haven't hit bottom yet? Well - Location Trumps general market conditions...always and always will. The South Peak Resort on Loon Mountain is a prime example, this location is the only true Ski-in / Ski-out section offering new homes, vacant home sites and modern riverfront and slope side condos in New Hampshire.

SOLD: Trail side home site Listed at $435,000 - Closed at $400,000 - January 2014. Phase one home sites (64 closed sales in 2006-07) averaged $450, yes there has been some minor discounting - but not - the half price deals some people "wait" for.

PENDING: One of the Smaller homes, on a smalled lot, further from a ski back trail - means the new owner will have to walk a few hundred feet from a ski trail to get home at days end...but this $800,000 home went under contract in less than a month. Not "Desperate".

LISTED: The South Peak Slope side Condos, range from 1,200 Square feet upto 2,000 square feet and offer 3 & 4 bedroom plans, all offer a one car garage, Gas heat, centeral A/C, Granite counter tops...and access to the river and a outdoor hot tub 380K - 500K.

Listed: Land with access from the Boom Run Trail on South Mountain...Home sites range from a little more than a Third of an acre to a full acre site, some have better trail access, better views or easier sites to build on. But they all have Water /sewer, underground utilities and access to the owners private trails, private lift and river walk trail. 200-500K.

Listed: Single Family home - 4,000 square feet, ski back trail across the street, 2 car garage, 5-6 bedrooms, 2 fireplaces, Game room, Granite counters, Cherry Cabinets, Gas hear , A/C, direct access to the river trail and near by swimming spot...asking 1.3 M.

So far so Good! - But what is next? New Lifts, additional trails and a ski school learning center are all in the works for the continued expansion of Loon's South Mountain slopes.

The reality is the best opportunities are the ones listed right now (as re-sales) the developer will offer new sites as the expansion gets under way, but these resales are going to look like a bargain in a few years...Waiting for the bottom? Ride the lift to the top and ski are now at the bottom...and it doesn't get better than that.

Don't worry about being alone at South Peak..half the sites have custom homes built on them. The Above are just six of the homes My Parent Company designed and built. If you want a ski to your door location two hours from Boston...give me a call.
