Sales Data compiled for $100,000 to $500,000 Residential sales.

MLS sales data only, no non-Realtor sales or developer sales used.

        2007 homes & Condos 100K-$500,000

A total of 103 sales were completed, Average finished Sq. Ft 1,452

Average list price $255,032 Average sales price $244,161 DOM 150

 

         2008 homes & Condos 100K- $500,000

A total of 63 sales were completed, Average finished Sq. Ft. 1,546

Average list price $257,839 Average sales price $241,052 DOM 247

 

       2009 homes & Condos 100K- $500,000

A total of 81 sales were completed, Average Finished Sq. Ft. 1,530

Average list price $228,510 Average sales price $210,619 DOM 247

 

 

 2007-to -2008 sales were off by 39%...But 2007-to- 2009….

The sales Data indicates volume in this comparison were reduced 21.35%

The Average Price per square foot comparison were reduced by 17.85%

The Average sales price comparison from 07-2009 were down by 13.73%

And the days on market (DOM) went up by 40% from 2007–to-2009.

 

Total sales volume had a large impact between 2007 and 2008, but recovered half again in 2009…prices are stable compared to the rest of the country losing an average 13-18% when comparing dollar and price per square foot. We still have an abundance of inventory with the average property in the price comparison remaining on the market 247 days till sold.

 

All in all the White Mountain resort properties have fared better than the lion share of the U.S. during the same time period. Seller don’t have to sell their second homes, can afford to keep them and that means no big dip in value is likely to occur in the near future.

 

If you have been waiting to buy…Prices are down, and inventory is up. Plus all indications are we are not in a troubled sector of the market…so your best deal and your perfect property may be available right now…but not forever...note the asking price to sales price ratio in 2009-was 92.2% or said another way buyers are getting 7.8% off ask price on average that is not a huge swing...and prices are more or less meeting buyers and sellers expectations.
