Clearbrook Village of Loon Mountain with the slope side views we all want.

Clearbrook Village at Loon Mountain Lincoln New Hampshire, across the street from the slopes means you have a south facing condominium with the best views of the ski slopes offered anywhere in the area.

I deliberately left the window trim in this photo so you can see I took the shot through the Living room glass.

Truth in advertising: the place is a bit tired, it is 25+ years old...It needs new carpet, and the furniture is mostly not worth keeping unless you were going to use the property for rentals. The owners have updated the heating system to gas , the kitchen consists of colors that are manageable, the master bath features a steam shower and the loft has some nice built-ins.

Carpet and furniture can be replaced, frankly I feel sorry for the folks that search by the interior photos only, when making decisions on which places to see. They search the Internet and see beautiful interior arrangements , but fail to realize the location and view should take a higher priority...those are the items that can't be replaced or updated.

This is the view I took from the third floor master bedroom Window.

In a few weeks these trees will be in full color....Followed by a deep blanket of white for the balance of the winter. If you think the ski slopes at Loon Mountain resort look pretty cool from this September picture, wait a few weeks...or a few months and this will take on a whole new beauty. The picture window in the master bedroom offers fabulous views and during the ski season you can watch the groomers tending to the slopes, and pick which trails you plan to try for your first run of the day.

Asking Price $229,000

1,650 square feet , three level townhouse (LISTING)

End unit with 3 bedrooms plus loft, wood

Burning fireplace…and the views are Great!!

Lease with the option to buy is also available, $1,250/ month Minimum of 6 months the $7,500 in rent can be  applied to the purchase agreement if the tenant/ buyer closes after the six months are completed.

New Hampshire Scottish Highland Games - Loon Mountain- Lincoln 9/17-19

New Hampshire Scottish Highland Games: Sept 17-19th 2010.

Loon Mountain Resort – Lincoln New Hampshire

The Highland games originated in Scotland, as a way to bring the clans together to celebrate “Celtic Culture”. The Heritage of the homeland has been reenacted in the mountains of New Hampshire for the past 35 years.

The Colors of the clans can be seen in the fabric of their member’s kilt. The competition comes in many forms from the brute strength to the delicate steps of the dance. Come to Loon Mtn and see the athletes toss the Caber, hear the Bagpipes and the marching bands and experience the Gaelic culture.

The choice of holding the Highland Games in the White Mountains, allows a decidedly colorful field of onlookers…Foliage nears its peak and the crowd offers a rainbow of family kilt colors.

This venue is known to offer some of the most diverse highland game visitors compared to any other such gathering the in the U.S. The Canadian’s field a band or two, folks travel from Scotland and of course the driving distance from all the major Northeast city, towns and states allow many to visit easily. Over 60 clans are expected to be represented at this year’s game.

Some of the festivities to enjoy: Sheepdog trials, Fiddle competition, Piping & drumming, Scottish Harp, Scottish Athletics, Highland Dance competition, wonderful food to sample and a Celtic Music Concert to watch and hear. The New Hampshire gathering of the Scottish clans is a non-profit group established to further the Gaelic culture through: dance, music and athletics. Since it’s inception they have awarded over $1 million as prizes, and scholarships to the competitors so they may continue growing the Scottish arts and Culture and in recognition of participant’s dedication.
For more about this organization  I recommend you visit them online and sign up to be a member , or receive their calendars and newsletters www.nhscot.org

I also found some great stories about the Scottish heritage and ways to purchase your own families tartan or clans kilt at this retail site Click here

White Mountain N.H. Hike and river swim, on a humid August day.

I wanted to knock out a hike before I spend 3 hours in the office...So a quick trip up Bald Knob in Fanconia Notch State Park. Cannon Mountain in the back ground with its ski trails may look strange to you, but I'm not ready for the white stuff just yet.

Bald Knob Franconia Notch State Park NH

Phone calls, emails, and a listing presentations...then off for the rest of the day, I work in the White Mountain Vacation home business Near Loon Mountain ski area...So Wednesday and Thursday are my Weekends. I have to mow about 5 acres with a brush cutter ever couple of weeks so time to hit the field.

Woodstock NH -Homestead

Four hours to Mow the lawn...But time to think about all that is due for tomorrow, and through the weekend. The Bonus for hard work on a hot day is the choice of pond...or river when I'm done.

The pond is a dit dirty, my gravel pit excavation has been underway for two years off and on, today it was on so trucks were coming and going from the pond site today....so it was off to the river.

Pemigewasset river

The River is very cold but not very deep, so I walked upstream for one last photo before submerging my sweaty skin in this icy refreshment.

I was lucky enough to hike , work and swim on this hot and humid Thursday...But you'll find me in my office on the Kancamagus scenic highway, in Lincoln New Hampshire this weekend and almost every weekend since 1984. Steve Loynd - Your White Mountain New Hampshire Real Estate expert

White Mountain National scenic highway , the Kanc is my turf. Lincoln NH

The Kancamagus…It’s much harder to say than it is to drive, with the exception of the Lincoln Woods range station Rte 112winter (then it’s an even match). This 26.5 mile road that runs East to West – Conway to Lincoln there are no commercial buildings along the entire route, if you start on either end your tank had better not be near empty. The first point of interest along the route is the Lincoln-Woods ranger station. It is noted for the cable bridge that spans the Pemigewasset river (another tongue twister), and was built along an old railroad bed used long ago in the timber and paper mills. The trail head at Lincoln woods allows hikes to access the famous Appalachian mountain trail. It also is an easy hike to swimming and camping sites (and requires a White Mountain national park sticker).

The Kanc –as the locals call it offers fabulous vistas and viewing areas along the route, just pull off at one of the many safe parking spots (carved out for the view) and enjoy. No hiking required for the novice, I sometimes just roll down the window take a great shot and go on to the next look out point.

National Scenic Byway…is not something I made up to get you to visit, this is the The Kancdesignation given by the United States Department of Transportation.  The Kanc wasn’t always a route from point “A-to-B” it wasn’t until 1959 that the two dead-end roads were connected to form the “Kanc”. The Highest pass on the route is at the 2,855 foot elevation mark (Kancamagus pass). This bit of information will make sense to you when you hear the Indian word means “The Fearless One”, when ever I make the trip over the Kanc I watch for my passengers to white knuckle the edge of the roads sheer drops and hair-pin corners.

Pronounced: “Kank-ah-maw-gus” it’s no wonder people get the spelling wrong and butcher the pronunciation…and why we call it the “Kanc”.  My real estate office is on Route 112 –the Kanc, and I’m happy to drive this little stretch of paradise found everyday. Sometimes I drive a few miles up the Kanc to sit at a picnic table and have lunch or before work to finish my coffee. Not a bad Kanc Picnic tableplace to be and I wouldn't have it any other way.

If you are looking for a property on the Lincoln/Loon mt side of the kanc give me a call…If I’m not out to lunch (figuratively) I’m the area expert.

Looking Forward to the 2010-2011 Ski Season in the White Mountains of NH

What’s new White Mountain's of NH For the 2010-2011 ski season!!

Franconia Notch State Park …New Hampshire owned Ski Area Cannon Mountain, will be adding a new double chair at the re-opened old Mittersill resort. This area was used by back country skiers for many years, with the run out down to Tucker Brook. This expansion is part of a multi-Million dollar improvement program that was under taken after the successful land swap with Federal and state land changing hands to accommodate these ambitious plans. Some of the other improvements will include the competition of a 9,000 square foot base lodge addition, snowmaking upgrades and new grooming equipment.

Loon Mountain Recreation Corp, Lincoln NH: Additional terrain has been added in the form of 20 acres of Tree skiing over the summer. Over a million dollars is being spent on improvements to the already impressive snow making equipment, with 428 Low-e HKD tower guns being mobilized to allow better and quicker ground coverage to open trails faster and earlier in the season. A technical beast groomer – Cat will join the fleet, and other improvements will be added to the lift systems. With nearly 50% greater capacity being added to the North peak quad chair lift…more up-hill seats mean more down-hill runs by the end of the day.

It may still be summer in the mountain but I’ll be ready for next ski season before you know it. Cool Fact: Buy your season’s pass at Loon now and ride the Gondola lift all summer for free!!! www.loonmtn.com

A crazy seller insists on over building...Lincoln NH buyers, don't miss this one.

This seller’s commitment to quality and repair goes over board. Why use the best materials and labor on a home project with such diligence when your only goal is to sell? I understand you leave you name behind on the deed as the seller of the property, but the effort expended would indicate there is more to the story.

Who re-does a house from top to bottom only to accept the market will ultimately dictate the value? I have found a rare seller who thinks of his properties as more than the sum of their parts. What more could be done to a 1970’s ranch, you have eclipsed the return on your investment long ago?

Because your family name is well know in town, because you can’t leave a job half done, because what you build will forever be associated with the quality of your work…or is it, that your personality simply wouldn't  allow you to put a fixer-up on the market not fixed right??

Only someone with a building background will appreciate what has been done to “This Old House” to make it new in almost every way.

New Roof, entirely covered in Rubber membrane, then top quality asphalt shingled

New Vinyl siding, the heaviest gages available on the market for long lasting finish

New kitchen Cabinets, flooring and refinished red oak hardwoods throughout

New Carpet in the bedrooms, and three seasons sun room, new sunroom heater.

New Garage door, walk-way pavers and poured concrete front steps.

New Driveway, New Town water and sewer lines and foundation drains.

New Electrical entrance, repairs to plumbing, wiring and central A/C systems.

Someone looking for a turn-key place in the White Mountains of New Hampshire…I have a great place for you. Bring your building inspector; at your own risk…you may end up in a bidding war with him after he looks at this place. Asking $219,900 MLS# 4011990 / www.alpinelakes.com

For more pictures as the carpet and flooring is completed visit our web site and search by the MLS# above.

A Rare short sale in high-end New Hampshire ski resort comunity at Loon Mt.

High-end neighborhoods are experiencing short sales too…opportunity is knocking at South Peak Resort at Loon Mountain in Lincoln New Hampshire. Land offered at short sale…that’s right I said land!! One of the down sides of the short sale is it’s not short, you can submit your offer and wait months for a response. In the case of land, time becomes no issue. The design and approval process can be undertaken while to wait to verify the purchase. This being the only site in phase I offered for short sale means fabulous price can be had in this slope side setting. In the initial offering the 64 lots sold for an average of $455,000 my listing (subject to lender acceptance) is priced at $249,900…over $200,000 off the developer’s average selling price.

Price isn’t everything, what is the location like?

The homeowners’ private ski trail system, stemming from Loon Mountains public slopes are 100 feet away from this site. The Pemigewasset River and walking trails are 300 feet from the site. The corner lot location opens up the eastern sun for morning that will start off bright, western trees shade the heat of the day, and the northern elevation drops off to offer a nice potential mountain view (south side is the driveway entrance to keep the ice of winter at bay in your entry way).

While the time constraints of purchasing a short sale can make for a tough sale…buying land can actually assist the buyer in completing their plans during the process. Alpine Lakes Real Estate Co’s Parent Company Cargill Construction has built 9 homes so far in the subdivision and can offer design assistance if you wish. Several home owners have allowed us to post their homes photos on our site: South Peak at Loon.

South Peak and Loon Mountain offer big mountain skiing, river frontage and are easily accessible from Boston with just a two hour drive. This White Mountain resort is located off the Kancamagus highway (a nationally recognized and designated scenic highway) in the town of Lincoln New Hampshire. This resort town offers 95% of its total acreage as White Mountain national forest land, and by that virtue has one of the lowest property taxes in the State…(a state with no income tax). Looking for a slice of heaven for $200,000 less than your neighbors paid?

The views of Mount Washington the North East's highest peak...taken from the ski slopes of Loon Mountain. This is the ride home at the end of your recreational day...what could be better than this?
