Activerain...Social network, or lesson not taught in real estate school?

Activerain, mutual admiration society or hard core learning tool?

I admit much of the posts I write are fluff and photos…I just want to come clean before I settle in to what I really want other real estate professionals to get out of this post and indeed this blog platform.

Here are a few of my favorite featured blogs posted this past week:

Alan May, The question about fiduciary duty is always a great topic of discussion Alan found a subject that we all have strong opinions about and received over 200 comments.

http://activerain.com/blogsview/1361017/i-wouldn-t-pay-a-dime-over-850-000-for-this-house-

TLW, The Lovely wife offered a really great tool / application from Firefox, I put it to use right away and found benefits from her free advice right away. http://activerain.com/blogsview/1369061/cool-previews-it-rocks-my-virtual-world-roar-

This is a cool browser application especially useful for bloggers and web searches.

Claudette Millette Offers up some motivation and inspiration, on why settling for good enough is not good enough. I have subscribed to her blog and think many will find reason to do the same. http://activerain.com/blogsview/1369952/when-is-service-good-enough-

Greg Nino, Has written a thought provoking blog about the no. no’s of having a buyer broker instruct his client to view properties with out their agent. Greg makes no apologies about his position, he is funny authentic and transparent about his feelings. http://activerain.com/blogsview/1369958/don-t-ask-don-t-tell-not-on-my-listings-

Jon Zolsky, Asks the question why do some Activerain blogger still not have their name on their profile. But the bigger question was, why comment on a post and not return to read the authors response? Are we socializing, commenting for Google juice, or tallying the points and that’s all? http://activerain.com/blogsview/1369939/excuse-me-mr-who-

...no picture available, but this will do!

Jason Sardi, Makes his 2010 mortgage industry predictions, anyone that knows Jason, knows there is humor and truth in his posts. His irreverent slant on all things real estate and personal opinions are worth a read whether featured or not. http://activerain.com/blogsview/1369305/the-zen-of-ten-2010-the-path-of-financial-righteousness-

Self promotion, I wrote a post about Radon gas issues, and found an equal share of people that said this is not a problem where I live and those that said this is a serious health issue. I will error on the side of caution and say…if you don’t discuss radon as a possible issue with your clients It could very well come back to haunt you later.

http://activerain.com/blogsview/1366067/the-radon-gas-deal-killer

Whether you like funny, inspirational, tech tools, social media etiquette, agency advice, short sale info or SEO help…you have come to the right place.

This week alone I have had meaningful dialog with Air quality specialist, appraisers, home inspectors, stagers, Mortgage lenders, 1031 specialists, and social media consultants…tell me where you can go as a real estate professional and have access to all these experts without pulling your wallet out each time?

I don't just read the featured posts...todate I have made about 9,000 comments and received about the same amount. I enjoy all the blogs I read here, and know it takes time to put a good blog together. More than anything I would like to thank Activerain for all the great real estate information , advice and many times the direction to where the answers can be found.

I hope you all have a happy holiday season, and I know the posts and comments will begin to thin a bit as we all get busy with family and office functions this time of year. So for the record thanks for all your advice and comments on my posts these past two years, you inspire me to always get better at my career.

Hi, Steve. I can't believe you haven't had alot of comments on this GREAT post! I always leave Active Rain with more...more information, more knowledge, more amusement, more appreciation.

You said it so well! Congratulations on the feature!

Posted by Leslie Helm, Real Estate For Trail Riders (Tennessee Recreational Properties) almost 11 years ago

Steve, I was so busy going off to read the links that I hadn't been to that I almost forgot to comment:-)  Thanks for a very informative blog.  I enjoyed it a ton with the links.  I have two more new subscriptions after this.  All the best, Michelle

Steve, great, great post.  I am right there with you.  In fact, yesterday I was telling an agent about ActiveRain, and he said I should send him the link and he will check it out.  So then, I came back to my desk and invited everyone in the biz that I had an email address for, some for the second and third time.  I cannot find anything on the internet as great, as useful or as educational as the stuff we get here in the Rain.  This ain't my first rodeo, I've been doing this real estate thing for a long long time, but every single time I login to AR, I find things I didn't know before.  It is great.  I think we belong to a great group of real estate professionals.

Leslie, It must be a slow day in the rain...but honestly I wasn't fishing for comments, I was thanking my friends for their continued support and terrific advice. I couldn't put my hands on this volume of information about real estate related topics anywhere else. thanks for the comment. Steve

Jean...Not that this will support your case for these other agents, but feel free to send your friends a link to this blog. I tried to cover a wide spectrum of the type of blogs that benefit me each day. I have been practicing for over 25 years and there is still much to learn. The featured bloggers I chose this week cover a lot of topics most real estate professionals should know something about...or at least be willing to learn more about for their own careers. Best of Luck.

Congrats on the well deserved Feature.  I had not seen many of these posts and appreciate the heads up!  I've had family staying at my house for the last two weeks and I have not been able to give my blog the attention it deserves.  I'm hoping to get back in the swing again this week.  I've really missed being here!

Thanks Steve, I persaonally comment on subjects I think will educate me, either in a business way or a personal growth way. I also like the inspiring quotes. It depends on what I am looking for that day. Every log in turns out to be an education in one form or another...

Bob...there were some great posts this week and I could have gone on and on...but these were some pretty darn good, serious, funny, and helpful posts.

Posted by Steve Loynd, 800-926-5653, White Mountains NH ( Alpine Lakes Real Estate Inc., ) almost 11 years ago

Sharon...Family first, I know what you are saying there is much to see and read here, but the holidays make it hard to keep up with the blogs.

Gerry, I feel the same way, the actual work done in the office is quite slow and there are some great posts to read and be inspired by on Activerain. Why not turn the computer in to a learning tool, while the time permits.

Posted by Steve Loynd, 800-926-5653, White Mountains NH ( Alpine Lakes Real Estate Inc., ) almost 11 years ago

I read most of the posts you linked already this week and I agree that they were great, and worth pointing out. I am a newby to real estate, and I have learned WAY more on AR than I did in real estate school. I check it everyday. I'm sure the addiction will subside eventually as my business grows, but this site sure is helping me out alot right now.

Posted by Amy Law (Alliance Properties) almost 11 years ago

I like your summary of some of your favorite posts recently. I think what you invest in this AR Blog you also receive back in many forms.

Hi Steve. While I use my Active Rain to reach out to customers  I also read other posts that I can learn from. (I also like some "fluff" posts.) Active Rain has some useless posts too but I dig for the valuable ones. For example I have been reading others' posts about their business plans for 2010 but they were not featured posts. There are other topics too that were not covered in real estate school. IMHO real estate schools should teach its students about the business side of it too and mention Active Rain. Well I just received another inquiry from a home buyer in my area from my Active Rain blog so it's all good. Congratulations on the featured post! ~ Lana

Posted by Lana Robbins Realtor ® Licensed Real Estate Broker, Licensed in Florida, Washington, and Hawai'i (Aloha Kai Real Estate) almost 11 years ago

Steve, I completely agree with your assessment. I'm a newbie and the learning curve was daunting at first. But I've been logging on to AR religiously since I started and the curve has definitely tapered off significantly. Every time I log on I learn something. Thanks for the updates. Take care.

Lana,  Many of the Fluff and photos I post are directed at the consumer, I like to show buyers a picture of how beautiful my area is. The Tech, Seo, Short sale and 1031 exchange posts are great learning tools. The Activerain covers a lot of territory for me, and I'm thankful to have it as a resource and an outlet for real estate material. As the saying goes...it goes both ways. Thanks Lana...I'll be seeing you around. Steve

Vickie, I subscribe to about 70 blogs, and read a bunch of great content each week, but these few struck me as particularly helpful, funny or inspiring...so I thought I would try to get a few more to see them for the first time. Any of these authors are worth reading...and I sure next week others will inspire me just as much.

It's pretty funny really - reading a featured post about your favorite blog posts.  But it's a great idea.  There are so many great posts that are not featured and I'm glad to have the opportunity to read them thanks to you.  That's one of my beefs about Active Rain - posts are "in view" for like 5 minutes before they are pushed from sight by new blog posts.  Unless you are a really popular blogger, really good posts can dissappear into obscurity without people seeing them.

Posted by Marian Pierre-Louis, Metrowest Boston (Fieldstone Historic Research) almost 11 years ago

Steve, Well there you go! A great feature post...deserved and congratulations! I was just thinking to myself, as I sometimes do:) that I get more from Active Rain then I have gotten from any real estate office I have been with...(since '94) that includes RE/MAX, Coldwell Banker, and Allen Tate (a large independant in Charlotte). The depth and scope of AR is incredible and those that have not jumped fully in are really missing the boat. It literally keeps me behind as I am always learning so much...it's a great tool to get ahead and be on top!

Steve- It is about the plan, your plan. I coach agents to make a plan, then follow the plan. Whatever works for you is what you do. I could spend all day reading and commenting because that is one of my favorite things to do. I absolutely love social networking, I love to speak in front of audiences and write. I am very shy to walk into a room and have to find one person to strike up a conversation with but on line I am assertive and can pay it forward with passion. Katerina

Steve,

My overall impression of AR is very, very positive.

Yes-- there is a tremendous amount of "mutual admiration" that goes on, which makes reading AR blogs on a full stomach a little risky-- but not nearly enough to offset the wealth of solid, useful information that I have received by reading AR blogs.  Even the political stuff, which generally just annoys me, is not enough to negate the positives of this site.

I have no problem telling other Realtors that AR is a fantastic source for information and ideas.  Really fantastic.  If not, I wouldn't bother to keep coming back and wade through the "noise" of mutual admiration, politics, etc. etc.

Posted by Tim Wilson almost 11 years ago

Many of the responses on blog entries remind me of when an agent asks his collegues to help him on pricing a property.  Almost always the prices that are recommended are above where it finally sells.  Agents tend to be too nice.  I'm tempted to be more real and actually critique some of the posts I read.  I'm kind of new around here so I'll just watch and say nice things for now.  Nice post!

Leesa, I joined like many when the site was totally free...and posted my listing here thinking this was another on-line outlet to feed my listed properties too. But now I don't think about posting my listing first, I think more about the content, connections and the newest tools to be a better broker. I came for the appetizer and stayed for the whole meal.

Missy, I believe we think a lot alike, some may see black or white...I see shades of gray.

June, Not a bad idea...on the other hand I hope I get so busy I don't have time to read all the featured posts each week...now that would be nice!!

Steve...

Sorry I'm late. Sunday and Mondays are really busy days for me. But, I'm please to see you're trying to get Cool Preview out there.

Everyone needs to know about this program. As for the banter, I wouldn't have it any other way :)

Steve,

I like that you mentioned that read more than just the featured posts. I think we all have read great posts that were never featured on AR and would encourage others to do so.

Christine, I started to write about the Cool Previews tool first and then realized there were a few other posts I wanted people that may have missed...or to take a second look. Thanks for your comment. Steve

It's great also when I happen across one of these posts like yours that several great blog posts featured in it and I realize that I didn't catch all of them when they were posted AND there still good reading!  Thanks!
