I very rarely post property listing to my Activerain Blog...but once in a while something truly special comes along and you have to find a buyer that will appreciate the extraordinary opportunity to own real estate abutting State park land...that never comes on the market.
Cannon mountain skiers & Franconia Notch hikers
Take note a once in a life time opportunity is available.
If you have always wished to purchase a home just a stones throw away from the White Mountain national forest vast wilderness, this is your chance. The Flume state park is virtually across the street, and you can’t be any closer to Cannon Mountain…while being south of the Franconia Notch State park. Views of Mount Liberty, Hiking trails to Indian head and the flume state park…is just 300 feet from your property line.

As for the property itself, I was stunned by the construction…steel beams, and support columns where required for the massive 12 foot stone fireplace. This 1970’s ranch style home has great bones and no expense was spared in its original construction. The colors are dated (orange shag carpet and dark paneling) but the physical layout and room dimensions where ahead of their time. The property features a huge master suite with private bath, multiple closets, and a slider out to a private cover patio. Two car garage, two wood stoves a total of 4 baths, a butler pantry, and a full lower level with below the slab plumbing which offers a bath room and other options to finish this 2,000 square foot basement in to a dream entertainment area, hobby room or work shop.
The land has been in the family since the 50’s with the custom built home completed in the 70’s as a labor of love in its day, and the location will never be available again. If you are a New Hampshire White Mountain Forest enthusiast…this is an incredible opportunity to live on the edge of the woods, but have town conveniences at your finger tips as well.

What concerns most people about renovating a 40 year old home, is the structure and the mechanical systems. Not to worry in this case: the foundation is a fortress, and the home is on town water and town sewer…this place has everything going for it, except for carpet and paint.
The pictures below are the view from the driveway...the house is higher up but needs some clearing.

Steve, Wow, how beautiful and what a steal....whats the acreage?
Debbie, Not a big Lot Just 2/3rds of an acre, but most of the vacant land is below the house and some selective cutting will make this an awesome view...people around here have been paying more than this for a decent vacant lot.
Now that is a sweet house!
Tried to find it on your site -- can you add a link?
Steve, the first picture of the house almost looks like something on a post card. Nice listing, what a nice Christmas present if it sold by then :)
Steve - Wow that's some house and price! Wish I could buy it... Good luck with it... Seems like a bargain to me...
Deb, I'll have the photos on by Friday, the inside needs some major clean up before I post these to the world. Call me if you want to see it, I don't think it will stay on very long.

George, I couldn't get far enough back to get the whole house in the shot, Lots of hemlock trees and stone walls. The true test of a great property is when the listing agent is trying to figure out a way to buy it for himself...If I didn't live on the river I would buy this.
That stone work is absolutely beautiful! Sounds like an awesome deal for someone!
Sounds like a real winning location and property Steve. Best of luck!
Sharon, How about a staging intervention...and bring your skis?
Steve, sounds like a great deal for your area. What a pretty setting looking up at the mountains so white!
Steve, I liked your write up on this. Hopefully, you will be able to incorporate your words here in to your listing. Your words capture the potential of the house....sounded like an absolute steal to me! Once you know it's built like a fortress, carpet and paint becomes a breeze....hope you find a new owner that falls in love with it!
Sorry, I don't ski! But I would love to work an intervention for you some time!
We need someone with a bit of vision and enthusiam. Great opportunity.
Jane, It's hard to temper your own enthusiasm for a property you find particularly cool. Someone will be lucky to grab this place.
Steve, I agree. The eye is the beholder...but your description draws out the potential. Those mountain homes need to be built like a fortress, and why not get one with a view? So many of today's buyers-in our market-don't know how to paint! I am like, really, this is such an easy fix...hire someone and pay a couple thousand more...the views and location can't be replaced. Anyway...lucky buyer when they arrive.
Seems like a great buy to be so close to the recreation.
Kim...It does need a little TLC, but you can't buy this location anymore so it's worth doing the work.
