South Mountain Resort…update and new news.
On Friday I completed a transaction that was 4 months in the making. The land sale was subject to a preliminary site and design approval by the architectural review committee at the resort.

All sites have unique issues to deal with…We required a full house design, site survey and site plan to be submitted and accepted prior to closing. Naturally the buyers didn’t want to close if their dream couldn’t be achieved as they saw it. Home Site #34…Closed for $400,000 6/4/10.

Site approvals, easements and licensing agreement…Oh My!! This mountain side site has direct access to a ski trail, which was one of the features that made the location so attractive. It also required the site development to take on special engineering considerations and additional approvals. We were able to attain a licensing agreement to build a ramp connecting the ski trail with the home site, and a joint drainage easement with a lot next door to share the cost of placing a seasonal run off culvert between two homes sites.

The New News came the following day…The developers of the South Peak Home sites announced at their annual meeting, that one of the yet to be installed lifts would be started and completed this year. This private home owner lift would allow many of the current homes the ability to ski or walk to a lift that would take them directly to one of Loon Mountains high speed quads. A lift to the slopes and access to ski back to your home at the end of your day will make this very special resort even better.

Steve, that would be the ultimate, with all the groundwork in place will they be able to enjoy it this upcoming season? Just curious!
Kevin, I'm afraid a June start of a home with some difficult site work requirements, and 4,700 square feet to stick build on site...will have them miss much of the up-coming season, maybe a few late spring days skiing if we can really fly on the build out.

Terrific presentation Steve. What GREAT looking homes. Adirondack and shingle stye victorian are two favorite styles of mine. While these are both likely considered Adirondack you can see the victorian influence in both. Stunning.

Craig, The buyer hired the right guy to get the job done, and the seller trusted the right guy to get it sold. This really is a unique location and the family that will own their slope side dream home will have many years of enjoyment...because they didn't compromise on the conditions of their purchase.
Steve that one heck of a lot of house for $400,000. Of course here in Gettysburg that is about the right price, but I think back to my California days and $400,000 doesn't get you much. I guess that is why NH is in great shape financially and Ca is ready to be sold at yard sale....great job
