Sometimes one sale can have a greater effect on a subdivision than "Just" a single transaction. Families are still willing to buy the right location when they see the long term value of that decision. Yesterday’s closed sale dispels any concerns for this slope side subdivision at Loon Mountain in Lincoln NH.
Pending site with a ski trail on the property closed for $415,000.

Site 38 has been pending for a month and is in the books now.

Custom Adirondack Home across the street called “Moose Run” was completed last year and also offers ski to your door access from the Loon mountain slopes. Designed & Built by our in-house contractor Cargill Construction We feel this exclusive recreational neighborhood has held its value very well and compared favorable with other New England resorts.

One of the other dozen homes Cargill has completed slope side at Loon is on site #62. This is a custom Post and beam, modeled after the owners' primary home in Massachusetts…they liked so much they built one here.

Boy, some kind of dramatic setting there Steve. Super images!
Andrew...It is quite a place, you have slope side properties at Sugar Loaf (Maine), and of course there are plenty in Vermont (in Fact the HGTV home give away is at Stow Vt.) But from the Suburban Boston market our site is two hours and all highway. Unlike other New England Ski Resots we rank #1 is ease of access.
GOOD MORNING STEVE! What spectacular homes! Can you ski down to your home from that spot??! -- Gab
Gaby...I can ski to the three homes pictured in this post from the slopes, but sadly my house is 6 miles south of the Mountain.
Steve...If you can get a good price for a property it will impact the rest right away. We have been doing that with Contract for deeds. It is working rather well.
Steve, I love the 'I can see my house from here". Great marketing my friend!
Steve, I have always found that the first sale in a new project is the toughest. I don't understand why people wait until they see "baby carriages in the driveway" before they jump in. I guess nobody wants to be the first. I have seen that time and time again, as soon as that first one is sold and people are living in it, sales climb. Great looking homes
Laura...there are very few resorts that you can ski home to this type of property...I wanted to give those looking that appeal. The only thing better than skiing is being able to ski to your door when your done (or just want to warm up-change jackets...you get the drift).
Gerry...this is actually the third site I sold here this year, but some are hesitant to build -they shouldn't be the homes we are putting up are more exclusive than the first phase and no one seams to be thinking "smaller".
Sweet looking home there Steve. Congrats on the closing. Here's to many more in 2011!
Those homes have always been my favorite to look at when you blog about them. They are spectacular... I could picture myself living there... no problem at all.
Steve I agree with Valerie, those houses are gorgeous. I would love to own one someday, but I think I have to Close a few more loans before I can :)
Val & George...I can arrange to sell you a set of plans and you build one at home to test drive the floor plan.
